Your first home: look beyond the listing
A practical starting point for comparing homes: everyday comfort, ownership costs and the documents behind the presentation.

Walk through an ordinary day
Look beyond the bedroom count. Consider where wardrobes open, where groceries land and whether kitchen work areas overlap with the route to the dining table. Ask about bedroom privacy, laundry storage and outdoor space. Visit the neighbourhood at different times to understand how it fits your routine.
Compare the whole commitment
The purchase price is only one part of ownership. Build a budget that also considers rates, insurance, maintenance and any shared-property charges. Discuss borrowing with a qualified adviser or lender. A home that looks affordable in a listing still needs to work for your own circumstances.
Check the documents before committing
Settled recommends researching a property thoroughly and getting legal advice before making an offer. Ask your lawyer which title, council and building documents you need. For a proposed home, review plans, specifications, timing and the agreement’s terms; an artist impression cannot establish exactly what will be delivered.
